Buda Sold And Active Listings Rise Dramatically In August

 

Four Rivers Association of REALTORS® releases real estate statistics for August 2016

 

August 12, 2016 – The Four Rivers Association of REALTORS® has recently released their market report for August 2016 and Buda’s market is strong.  The median home price for the month of August was $230,000. down slightly by 11% YearOverYear.

The number of homes sold and active listings increased dramatically in August. The number of sold listings increased by 45.8%, compared to this time last year, to 35 listings closing last month.  Additionally, active listings in Buda increased a whopping 47.8% year-over-year to 99 listings in August 2016.

In August 2016, the available housing inventory* in Buda increased by .7 months over August 2015 to 3.0 months. The Texas A&M Real Estate Center says that anything below 6.5% is considered a seller’s market.

Homes in Buda spent an average of 33 days on the market, 2 days more than August 2015.  This is a strong indicator that the market in Buda is extremely active and fast-paced.

  • 35 – Homes sold, 45.8 percent increase YOY
  • $230000 – Median price, 11 percent decrease YOY
  • 3.0 – Monthly housing inventory, .7 months more YOY
  • 33 – Average number of days homes spent on the market, 2 days more YOY
  • 99 – Active listings, 47.8 percent increase YOY
