TUESDAY’S MEETING

CONSENT AGENDA

ITEM 2. PC-17-24_03 (Paso Robles Phase 3A Final Plat) Consider a request by Pape-Dawson Engineers, LLC, on behalf of Carma Paso Robles, LLC, for approval of a Subdivision Improvement Agreement and Final Plat for approximately 31.111 acres, more or less, out of the Edward Burleson Survey located near the intersection of Hunter Road and Centerpoint Road. Staff has reviewed the request and determined that all of the criteria have been met and is recommending approval of this final plat as submitted.

ITEM 3. PC-17-32_02 (Blanco Vista, Tract S-T) Consider a request by CSF Civil Group, on behalf of   Brookfield Residential, for approval of a Preliminary Plat for approximately 30.0 acres, more or less, out of the William Ward League Survey, Abstract 467, located east of Old Stagecoach Road. Staff has reviewed the request and determined that all of the criteria of the Land Development Code have been met and is recommending approval of this preliminary plat as submitted.

PUBLIC HEARINGS

ITEM 5. PC-04-10_01M (Cottonwood Creek Master Plan) Hold a public hearing and consider a request by Ramsey Engineering, LLC, on behalf of Cottonwood Creek JDR, LTD, for an amendment to the Cottonwood Creek Master Plan consisting of approximately 471.97 acres out of the John F. Geister Survey and the Farnam Frye Survey at the intersection of Rattler Road and Hwy 123. (T. Carpenter)

BACKGROUND STAFF NOTES: This request is related to the Cottonwood Creek Master Plan. Proposed changes to the plan are only shown in phase 2 of the development. The purpose of the change is to expand commercial uses along Highway 123. This request is in conjunction with ZC-17-05

Staff provides this information with a recommendation of approval for the Master Plan Amendment.

ITEM 6. ZC-17-05 (Cottonwood Creek) Hold a public hearing and consider a request by Ramsey Engineering, LLC, on behalf of Cottonwood Creek JDR, LTD, for a zoning change from “DR” Duplex Restricted  to “GC,” General Commercial for 3.553 acres out of the Farnam Frye Survey located near the intersection of Rattler Road and Highway 123. BACKGROUND STAFF NOTES: This request is related to the Cottonwood Creek Master Plan. The purpose of the zoning change of 3.553 acres from Duplex Restricted “DR” to General Commercial “GC” is to allow for commercial uses along Highway 123. Surrounding uses include the San Marcos High School, Bowie Elementary School, and single-family residences. The area immediately surrounding the subject property is currently vacant.

Staff provides this information with a recommendation of approval of the zoning change request.
