May Rental Report: San Marcos Continues To Have Lowest Rent In Local Metro

The Zumper Austin Metro Area Report analyzed active listings in May 2020 across 8 metro cities to show the most and least expensive cities and cities with the fastest-growing rents.

The Texas one-bedroom median rent was $944 last month.

The Most Expensive

   Austin was the most expensive city with one-bedrooms priced at $1,260.

   Cedar Park rent grew 1.7% to $1,170 and ranked as the second priciest.

   Georgetown was third with rent at $1,160.

The Least Expensive

   San Marcos ranked as the most affordable city with one-bedrooms priced at $900.

   Round Rock was second with rent at $1,030.

   Kyle saw rent drop 1.0% to $1,030 and rank as the third least expensive.

The Fastest Growing (Y/Y%)

   Cedar Park had the fastest-growing rent, up 11.4% since this time last year.

   Austin saw rent climb 6.8%, making it second.

   Kyle was third with rent increasing 5.1%.

The Fastest Growing (M/M%)

   Cedar Park had the largest monthly rental growth rate, up 1.7%.

   Round Rock rent jumped 1.0% last month, making it the second-fastest-growing.

  • Lies san marcos rent is very expensive. And most of the places are built for the college students. Or you can rent a room out of the apartment. There are some places and units in san marcos that are fairly cheap but they are rented out so quick. Theres not many family's apartments here

      The data is correct as it looks at the metro area which includes Austin, Round Rock, Cedar Park, San Marcos, Georgetown, Pflugerville, Hutto, Buda; Kyle, Leander, Wimberley, and Dripping Springs. It encompasses a five-county region including Travis, Hays, Williamson, Bastrop, and Caldwell Counties.
