New Development, Construction Around Town Equals More Jobs And Tax Revenue For San Marcos

New development & construction around town equals more business and more tax revenue for San Marcos…..The San Marcos skyline is a changin’!

Let’s start with downtown San Marcos and move south.

The changin’ skyline by the ole’ Yellow Store will be the new The Local Downtown and will open in 22 days according to their website.

This brand new luxury student housing complex is a joint venture between Carson Properties and EdR.

According to EdR’s website, they are one of the largest developers, owners and managers of high-quality collegiate housing communities.

EdR is a self-administered and self-managed real estate investment trust (REIT) publicly traded on the New York Stock Exchange (NYSE: EDR).

Carson Properties is a local San Marcos developer. According to Carson Properties website, they have specialized in San Marcos and Central Texas real estate development, sales and leasing since 1968.

Next, let’s head south to Stonecreek Crossing.

Stonecreek Crossing on Barnes Drive is seeing a tremendous amount of growth. New retail stores equal  additional tax dollars.

  • Tuesday Morning

According to their corporate website, Tuesday Morning was founded by Lloyd Ross, who, in 1964, held his first “garage sale.” And in 1979, it opened its first permanent store location in Texas.

Tuesday Morning Corporation went public in 1984, and by 1998, it had grown to 330 stores operating in 35 states, and by 2001, they had 441 stores and were located in 41 states.

In 1990, their sales exceeded $100 million and by 2013 had more than 800 stores.

  • Michaels Stores, Inc.

According to Michaels’ website, they opened their first store in Dallas in 1973 with Michael Dupey as part of Dupey Enterprises, Incorporated (DEI).

By 1983, DEI had seven Michaels stores and five other craft stores.

In 1983, DEI sold the stores to People’s Restaurant, Inc., who renamed their new company Michaels Arts & Crafts, Inc.

In 1984, with 16 Michaels stores located primarily in Texas, the company was renamed Michaels Stores, Inc. and became a publicly held company. Shortly thereafter, the company embarked on an aggressive national expansion program, opening new stores and acquiring small regional chains.

On October 31, 2006, the company went private again when it was acquired by two investment firms, Bain Capital Partners, LLC and The Blackstone Group, who currently own the company.

In 2009, the company opened its 1,000th store, and in 2011, Michaels reached sales of $4 billion.

According to a Forbes List in 2013, Michaels Stores was ranked #91 of America’s Largest Private Companies.

  • Five Below

Five Below was founded in 2002 by David Schlessinger, Zany Brainy and Tom Vellios and headquartered in Philadelphia, Pennsylvania.

The first Five Below location opened up at the Gateway Shopping Center in Wayne, Pennsylvania on October 4, 2002.

In fiscal year 2013, Five Below had revenue of over $535 million, and as of May 2017, it has over 550 stores in 32 states and two distribution centers.

It is a publicly held chain of discount stores that sells products costing up to $5; a considerable amount of their stores are located in college towns.

According to Five Below’s website, they cater to teens, pre-teens and their parents and carry an “assortment of cell phone cases and chargers, remote control cars, yoga pants, graphic tees, nail polish, footballs and soccer balls, tons of candy and seasonal must-haves for Easter, Halloween, Christmas and more.”

And last but certainly not least, San Marcos is getting two additional hotels also located in Stonecreek Crossing.

  • Hilton Homewood Suites-North end of Stonecreek Crossing

Homewood Suites by Hilton is an American chain of all-suite residential-style hotels managed by the Hilton Worldwide.

The first Homewood Suites was founded in Omaha, Nebraska in 1989. For the next ten years, the hotel chain was owned by Memphis-based Promus Hotel Corporation, which also owned Embassy Suites, Hampton Inn and Doubletree.

Hilton purchased Promus in 1999 for $3.1 billion, making Homewood Suites a Hilton brand alongside the other three Promus chains.

In 2000, Homewood Suites changed its name to Homewood Suites by Hilton, reflecting the change of ownership that went into effect the year before.

  • Holiday Inn Express-South end of Stonecreek Crossing

Founded in 1991, Holiday Inn Express is a mid-priced hotel chain within the InterContinental Hotels Group (IHG) family of brands.

As an “express” hotel, their focus is on offering limited services and a reasonable price. Standard amenities lean toward the convenient and practical which cater to business travelers and short-term stays.

As of September 2016, there were 2,469 Holiday Inn Express hotels featuring over 240,000 rooms worldwide.
