San Marcos’ July Real Estate Market: Home Prices & Inventory

Four Rivers Association of REALTORS® releases real estate statistics for July 2016

The Four Rivers Association of REALTORS® has recently released their market report for July 2016 and San Marcos’ market is strong. The number of homes sold decreased 5.7% from this time last year, but the market saw 50 listings close in the month.

Home prices continue to increase amidst strong demand. The median home price boosted by 15%, as compared to July 2015, to $219000.

Inventory levels in New Braunfels, San Marcos, and Seguin remained well-fixed within seller’s market territory. In July 2016, the available housing inventory* in San Marcos increased 0.6 months to 3.9 months. The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced.

Homes in San Marcos, spent an average of 42 days on the market during the same time frame, 4 days less than July 2015.

Additionally, active listings in San Marcos increased 32.4 percent year-over-year to 143 listings in July 2016. With new housing projects coming online in San Marcos, we should anticipate to see this number stay on the increase.
