San Marcos P&Z Commission To Hear Requests For CUP’s And Rezoning Requests

The San Marcos Planning & Zoning Commission will hear two requests for Conditional Use Permits, rezoning requests and a presentation of the final draft of Code SMTX

The San Marcos Planning & Zoning Commission will hear two requests for Conditional Use Permits, rezoning requests and a presentation of the final draft of Code SMTX.

1.2. The first CUP on the agenda is for Umami Sushi and the commission will hold a public hearing and consider a request by Hannah Lee, on behalf of Umami Sushi, for an amendment of an existing Conditional Use Permit to allow an expanded service area for the sale of beer and wine for on-premise consumption at 700 North LBJ Drive, Suite 105.

1. 3. P&Z will hold a public hearing and consider a request by Bucky Couch, on behalf of Carson Diversified Land 1, LLC (Elevate Bar + Table) for a renewal of a Conditional Use Permit to allow the continued sale of mixed beverages for on-premise consumption at 407 S Stagecoach Trail Suite 201. 

1. 4. Additionally they will consider a request by Clayton Klutts on behalf of Santa Rita Land and Cattle Holdings, Ltd. to rezone approximately 9.714 acres located at 2805 Hunter Road from Multifamily 24 (MF-24) to Manufactured Home.

1. 5. Hold a public hearing and consider a request by Hermann Vigil, Vigil and Associates, on behalf of Robert McDonald III, Whisper Master Community Limited Partnership, for a Preferred Scenario Amendment from Area of Stability to Employment Center for approximately 100 acres out of the Joel Minor Survey, located at the southwest corner of Yarrington Road and Harris Hill Road (Whisper PDD).

1. 6. Hold a public hearing and consider a request by Hermann Vigil, Vigil and Associates, on behalf of Robert McDonald III, Whisper Master Community Limited Partnership, for a Planned Development District Zoning with a base zoning of Mixed Use, Vertical Mixed Use, and Heavy Commercial on approximately 706 acres located on the southeast corner of IH-35 and Yarrington Road (Whisper PDD).

1. 7. Hold a public hearing and consider revisions to Subpart B of the City’s Code of Ordinances (Land Development Code) amending Chapter 4 (Zoning Regulations) in order to regulate short-term rentals within the City of San Marcos.

1. 8. (Neighborhood Character Study Applicability) Revisions to Subpart B of the City’s Code of Ordinances (Land Development Code) amending Chapter 1 – Development Procedures and Chapter 3 – Comprehensive Planning in order to clarify the applicability of Neighborhood Character Studies.

1. 9. Receive a presentation and provide direction on proposed amendments to be included in the final draft of Code SMTX.
