Zumper Rental Report: San Marcos ranked as the most affordable city

The Zumper Austin Metro Area Report analyzed active listings last month across 6 metro cities to show the most and least expensive cities and cities with the fastest growing rents.

The Texas one-bedroom median rent was $1,081 last month.

The Most Expensive

Austin & Cedar Park ranked as the most expensive cities with one-bedrooms both priced at $1,510.

Georgetown was the second priciest with rent at $1,450.

Round Rock saw rent increase 1.4% to $1,400 and rank as third.

The Least Expensive

San Marcos ranked as the most affordable city with one-bedrooms priced at $1,120.

Pflugerville was second with rent at $1,390.

The Fastest Growing (Y/Y%)

Cedar Park had the fastest growing rent, up 23.8% since this time last year.

Pflugerville was second with rent climbing 23%.

Georgetown ranked as third with rent increasing 22.9%.

The Fastest Growing (M/M%)

San Marcos had the largest monthly rental growth rate, up 4.7%.

Cedar Park & Austin rents both climbed 2% last month, making them tied for second.

Round Rock ranked as third with rent growing 1.4%.

  • I would like to ask them if they took into account the thousands of “by the bedroom” leases in two, three & 4 bedroom apartments? The resulting numbers may be higher.

    • You got that right bro, its ridiculous the city allows every New Apt. Complex to do that.
      Unfortunately, the University will always be priority one, leaveing the home buying, life long residents number two.
