The Zumper Austin Metro Report analyzed active listings in February across 13 metro cities to show the most and least expensive cities and cities with the fastest growing rents. The Texas state median rent was $921 last month.

Cities Ranked By Rent

The Most Expensive

Austin, TX one bedroom rent was priced at $1,180 last month, making it the most expensive in the metro.

Brushy Creek, TX outpaced Leander and Cedar Park to rank as the second most expensive city with rent at $1,130.

Leander, TX followed closely behind as third with rent at $1,120.

The Least Expensive

San Marcos, TX remained the most affordable city with rent at $900.

Kyle & Wells Branch, TX tied for the second least expensive city with prices both at $960.

Jollyville, TX ranked as third with one bedrooms priced at $990.

Growth Rate

The Fastest Growing (Y/Y%)

Cedar Park, TX had the largest monthly rental growth rate, up 11%.

Brushy Creek, TX rent was the second fastest growing, climbing 9.7% since this time last year.

Austin, TX rent increased 9.3% since this time last year, making it third.

The Fastest Growing (M/M%)

Wells Branch, TX rent was the fastest growing last month, up 5.5%.

Jollyville & Buda, TX tied for second with prices both growing 5.3% last month.

Georgetown, TX  followed closely behind as third with rent climbing 5.2%.
