Kyle’s Housing Inventory In A Seller’s Market

Four Rivers Association of REALTORS® releases real estate statistics for September 2016

 

The Four Rivers Association of REALTORS® has recently released their market report for September 2016 and Kyle’s market is moving fast.  The median home price for the month of September was $199995, steadily increasing by 13% YOY. 

 

The number of homes sold were up by 27.6% from this time last year with 97 listings closing last month.  An almost equal jump was seen in the number of active listings hitting the market. Active listings in Kyle rose 20.8% year-over-year to 122 listings in September 2016. 

 

The available housing inventory* in Kyle increased by .2% over September 2015 at 1.6 months. The Texas A&M Real Estate Center says that anything below 6.5% is considered a seller’s market.  Kyle has the lowest amount of inventory in the entire region. 

 

Homes in Kyle spent an average of 34 days on the market, 3 days less than September 2015.  This is a strong indicator that the market in Kyle is extremely active and fast-paced. 

 

September 2016 Statistics – Kyle – As compared to September 2015 (YOY)

  • 97 – Homes sold, 27.6 percent increase YOY
  • $199995 – Median price, 13 percent increase YOY
  • 1.6 – Monthly housing inventory, .2 months more YOY
  • 34 – Average number of days homes spent on the market, 3 days less YOY
  • 122 – Active listings, 20.8 percent increase YOY
