Austin Metro Rental Report: San Marcos Had Cheapest Rent In March

The Zumper Austin Metro Area Report analyzed active listings in March 2020 across 8 metro cities to show the most and least expensive cities and cities with the fastest-growing rents.

The Texas one-bedroom median rent was $951 last month.

The Most Expensive

  • Austin was the most expensive city with one-bedrooms priced at $1,280.
  • Cedar Park rent grew 3.5 percent to $1,180 and ranked as the second priciest city.
  • Georgetown and Leander were tied for third with rents both at $1,100.

The Least Expensive

  • San Marcos ranked as the most affordable city with one-bedrooms priced at $900.
  • Round Rock was second with rent at $1,040.
  • Kyle’s rent dropped 1.9 percent to $1,050 and ranked as the third least expensive.

The Fastest Growing (Y/Y Percent)

  • Cedar Park had the fastest-growing rent, up 11.4 percent since this time last year.
  • Austin saw rent climb 7.6 percent, making it the second-fastest-growing.
  • Kyle was third with rent growing 7.1 percent.

The Fastest Growing (M/M Percent)

  • Cedar Park had the largest monthly rental growth rate, up 3.5 percent.
  • Leander rent jumped 2.8 percent last month, making it the second-fastest-growing.
  • Round Rock ranked as third with rent increasing 2.0 percent.

The Zumper Austin Metro Area Report analyzed active listings that hit the market last month. Listings are aggregated by the city to calculate the median asking rents.
