April Rental Report: San Marcos Continues To Have Lowest Rent In Local Metro

The Zumper Austin Metro Area Report analyzed active listings in April 2020 across 8 metro cities to show the most and least expensive cities and cities with the fastest-growing rents. The Texas one-bedroom median rent was $940 last month.

The Most Expensive

Austin was the most expensive city with one-bedrooms priced at $1,270.

Georgetown rent grew 5.5% to $1,160 and ranked as the second priciest.

Cedar Park was third with rent at $1,150.

The Least Expensive

San Marcos ranked as the most affordable city with one-bedrooms priced at $910.

Round Rock was second with rent at $1,020.

Kyle’s rent dropped 1.0 percent to $1,040 and ranked as the third least expensive.

The Fastest Growing (Y/Y Percent)

Cedar Park had the fastest-growing rent, up 8.5 percent since this time last year.

Kyle saw rent climb 6.1 percent, making it second.

Austin was third with rent jumping 5.8 percent.

The Fastest Growing (M/M Percent)

Cedar Park had the largest monthly rental growth rate, up 5.5 percent.

San Marcos’s rent increased 1.1 percent last month, making it the second-fastest-growing.
