San Marcos rent lower than state average

The Zumper Austin Metro Area Report analyzed active listings in February 2021 across 8 metro cities to show the most and least expensive cities and cities with the fastest growing rents.

The Most Expensive

Austin was the most expensive city with one-bedrooms priced at $1,190.

Leander saw rent increase 4.6% to $1,130 and rank as the second priciest.

Cedar Park was third with rent at $1,120.

The Least Expensive

San Marcos ranked as the most affordable city with one-bedrooms priced at $950.

Round Rock was second with rent at $1,040.

Pflugerville ranked as the third least expensive with rent dropping 0.9% to $1,050.

The Fastest Growing (Y/Y%)

Leander and San Marcos had the fastest growing rents, both up 5.6% since this time last year.

Kyle saw rent climb 2.8%, making it second.

Round Rock was third with rent increasing 2.0%.

The Fastest Growing (M/M%)

Leander also had the largest monthly rental growth rate, up 4.6%.

San Marcos was second with rent climbing 2.2%.
