Metro Report: San Marcos Continues To Have The Cheapest Monthly Rent

The Zumper Austin Metro Area Report analyzed active listings in November 2019 across 8 metro cities to show the most and least expensive cities and cities with the fastest growing rents.

The Texas one bedroom median rent was $944 last month.

The Most Expensive

Austin was the most expensive city with one bedrooms priced at $1,230.

Leander rent grew 2.8% to $1,120 and ranked as the second priciest city.

Cedar Park was third with rent at $1,100.

The Least Expensive

San Marcos ranked as the most affordable city with one bedrooms priced at $900.

Round Rock was second with rent at $1,030.

Kyle ranked as third with rent staying flat at $1,040.

The Fastest Growing (Y/Y%)

Leander had the fastest growing rent, up 9.8% since this time last year.

Kyle saw rent climb 5.1%, making it the second fastest growing.

The Fastest Growing (M/M%)

Leander also had the largest monthly rental growth rate, up 2.8%.

The Zumper Austin Metro Area Report analyzed active listings that hit the market last month. Listings are aggregated by city to calculate median asking rents.

  1. There are several families that need 3 bedroom 2 bath that are affordable and there is nothing out there. Do a the survey but based on a 3 bedroom and it will show that there is nothing affordable

  2. Keep pandering to the single college students. Go read “When the college ate the town” single family dwelling are off the charts!
