San Marcos Housing Market Level For September

Four Rivers Association of REALTORS® releases real estate statistics for September 2016

October 19, 2016 – The Four Rivers Association of REALTORS® has recently released their market report for September 2016 and San Marcos’s market is staying steady.  The number of closed homes stayed flat as compared to this time last year, but the market still saw 34 listings close in the month. 

Home prices continue to rise at a reasonable rate, amidst strong demand. The median home price boosted by 3%, as compared to September 2015, to $187795.

Inventory levels in New Braunfels, San Marcos, and Seguin remained well-fixed within seller’s market territory. In September 2016, the available housing inventory* in San Marcos decreased .7 months to 3.7 months. The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced. 

Homes in San Marcos, spent an average of 22 days on the market during the same time frame, 7 days less than September 2015. Listings are coming and going very quick within the local marketplace. 

The number of active listings decreased slightly with 127 active listings in September 2016. With new housing projects coming online in San Marcos, we anticipate seeing this number stay on the positive side.

  • 34 – Homes sold, flat percent YOY
  • $187795 – Median price, 3 percent more YOY
  • 3.7 – Monthly housing inventory, .7 months less YOY
  • 22 – Average number of days homes spent on the market, 7 days less YOY
  • 127 – Active listings, 5.9 percent less YOY
