San Marcos: Sold Homes And Median Home Price Jump In August

Four Rivers Association of REALTORS® releases real estate statistics for August 2016

 

The Four Rivers Association of REALTORS® has recently released their market report for August 2016 and San Marcos’ market is strong.  The number of homes increased dramatically by 55.9% from this time last year, but the market saw 53 listings close in the month. 

 

Home prices continue to increase amidst strong demand. The median home price boosted by 20%, as compared to August 2015, to $196,205.

 

Inventory levels in New Braunfels, San Marcos, and Seguin remained well-fixed within seller’s market territory. In August 2016, the available housing inventory* in San Marcos decreased .2 months to 3.7 months. The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced.

 

Homes in San Marcos, spent an average of 30 days on the market during the same time frame, 6 days less than August 2015.  Listings are coming and going very quick within the local marketplace. 

 

Additionally, active listings in San Marcos increased 11.8 percent year-over-year to 142 listings in August 2016.  With new housing projects coming online in San Marcos, we anticipate seeing this number stay on the positive side.
