San Marcos – The Old vs. The New: Renovations On The Old Downtown Frost Bank Reach Completion

Renovations were completed this week on the Provenance’s, an iconic mid-century modern retail and office redevelopment located at 231 North Guadalupe Street in Downtown San Marcos.

The building was formerly owned and fully occupied by Frost Bank. Along with the redevelopment, Frost Bank is currently completed a new 2,600-square-foot suite and will become the anchor tenant at the Provenance.

The remaining 7,000-square-feet of space is available for tenant seeking to be located on one of the most exciting corridors in downtown San Marcos.

The Provenance is located at 231 North Guadalupe St. in San Marcos, Texas, adjacent to The Square and walking distance
from both Texas State University and the
Hays County Courthouse.

Our goal is to find tenants with a complementary synergy to both Frost Bank and the new design of the building.”

The building renovations design was created by architect Jamie Chioco of Chioco Design and included a complete redesign to the exterior of the 10,000-square-foot building with a concentration on updating and enhancing the unique mid-century features of the building to give it a modern feel.

The renovations included the replacement of all utilities for current code compliance and sized in anticipation of retailers, restaurants and office tenants.
